Our neighborhood story

Magnoliawoods has been home to families along Niceville’s quiet, tree-lined streets since 1998.

Named for the towering southern magnolias that shade its streets, Magnoliawoods grew from a handful of homes into a close-knit community of 142 households. We’re proud of our wide sidewalks, our generous tree canopy, and the kind of front-porch friendliness that’s getting harder to find.

Just minutes from Boggy Bayou and a short drive to the beaches of the Emerald Coast, our neighborhood blends the calm of the woods with easy access to everything Niceville and the Florida panhandle have to offer. Whether you’re raising a family, working from home, or enjoying retirement, there’s a place for you here.

This community association is run entirely by resident volunteers. We organize gatherings, care for our shared spaces, and look out for one another — because a neighborhood is more than houses; it’s the people in them.
